Abstract

 This paper is to explore the consumers' socio-economical characteristics, consumption patterns and commercial facilities in the shopping streets. We will take on empirical study on Yenping Street (延平街), Central Street (中央街), and Model Street (模範街) in Taiwan and Pengfu, Kinmen Island. This paper investigates the consumption patterns and commercial facilities of the three shopping streets from the viewpoint of the concept of "consumption-space relations". Major research methods are applied, including questionnaire survey and related statistical analysis. The main outcomes of this study will be as follows: (1) In Yenping Street and Central Street, we can find that there exists the significant contingence between consumer's "occupation" and "which specific stores do you consume", this outcome is accordance with Mort's concept. But Model Street has not this outcome. (2) If we examine furtherly crosstable correlation X^2 test and ANOVA analysis, there are more "significant" contingency in Yenping Street than in Central Street and Model Street. It shows that there have some different spatial characteristics in these four commercial areas. In the meantime, we also find that "occupation" is not more significant influencing element to specific meaning of stores or goods and services for someone or for community spaces, and to specific stores to consume in this study. These outcomes are different from London's Soho study by Mort. (3) This study shows that there are not a stable relation between "consumption" and "identity" and is not completely established about the "sense of community" of consumers in these three commercial areas. Therefore, it is obvious that "consumption geography" and "identity" are very to be worthy of attention in retail geography study area and to be new discourse in future's urban commercial spatial structures in Taiwan.

Article An Analysis of the Urban Renewal Condominium Housing Reconstruction after the 921 Earthquake

Abstract

Whenever an earthquake, hurricane, or flood unleashes its fury, housing is typically hardest hit (Comerio, 2004). Housing reconstruction was the most critical issue after 921 earthquake, since the Taiwanese government did not establish any housing reconstruction mechanism before the 921 earthquake. Condominium housing reconstruction is more complicated and slower than other types of buildings because of different property ownerships in a building. Since it is quite difficult for all the owners of the building decide to rebuild, the urban renewal reconstruction method was the most common choice. However, the urban renewal method still requires at least half owners' agreement to reconstruct the building. Therefore, owners need to communicate with each other. The faster they make the consensus, the sooner the reconstruction completed. This study finds that the number of the condominium owners in the community doesn't affect the reconstruction speed. However, the higher percentage of the owners chose to stay and rebuild, the faster the reconstruction speed. This study also finds that the personality of the community leader does not have significant relationship with the reconstruction speed. This study shows that approval day of the establishment of urban renewal committee only represents the condominium owners have ensured the reconstruction approach and the declaration day of the ownership right exchange means the condominium owners choose to be neighbor with each other again. We can call those two days the "inner consensus". But the reconstruction could not be completed without the outside support such as the financial funding from the "Jump Start" program and the building permit approval which could be called as "external consensus".

Article Creative and Cultural Industrial Development in a High-Tech District: The Glass Industry in Hsinchu,

Abstract

The development of Hsinchu science park has not only promoted the development of high-tech industries in Taiwan, but also stimulated the upgrading of traditional manufacturing industries in the surrounding area, particularly the development of glass industry. This paper aims to identify the relationship between high-tech environment and the development of local glass industry in Hsinchu technopolis. The preliminary study concludes that the high-tech industries can indirectly helped the transformation of traditional industry into cultural and creative industry through the linkage of human resources. The co-existence of newly developed high-tech industries and traditional cultural industry has demonstrated the possibility of a balanced development between high-tech industries and traditional cultures in the technopolis development.

Article An Analysis of the Chiku Residents' Attitude toward Wetland Development: A Perspective of Sustainabl

Abstract

Wetland with rich and diverse resources is a base of the sustainable development. Along with the western of Taiwan, the overdeveloped coasts have made an impact on the ecological environment. Among these coasts, Chiku can keep on sustainable development or not based on residents' attitude. The purpose of this survey is on the diversenesses among residents in different areas on attitude toward wetland conservation, attitude toward ecological tourist development and choice for sustainable development on the wetland. The survey aims at residents who live in Chiku, especial along with the coast. From 322 copies of available questionnaire and 40 interviews with members from the public and private sectors and nonprofit organization, we apply the methods like descriptive statistics, reliability analysis, one-way ANOVA and t-test to analyze the data and find out the results: 1. For the future of wetland development in Chiku, residents think it is necessary to integrate fishing resources, emphasize wetland characteristics and rise residents' participation, then local economy can be boosted and there will be more job opportunities. 2. There is a great disparity for Chiku's future among residents with different age. Residents from 30 to 34 can accept the development plan of environment protection; comparatively, residents from 40 to 44 can accept the development plan of prospering Chiku and satisfying the life. 3. When residents get more information concerning ecological environmental conservation and take relative courses, they will face the environment positively and support the way of complying with ecological conservation. According to the result of this survey, we suggest that: 1. Under the rule of sustainable development, we need to adopt residents' opinions, boost their participation, and increase job opportunities. 2. We should cooperate with local community to hold conservation activities to boost residents' participation.
