Article A CFD Study of the Performance of Single Sided Ventilation for Domestic Building

Abstract

 National Institute for Occupational Safety and Health in USA, NIOSH, declared that the 53% of indoor air quality problem are resulted from the unsatisfactory of ventilation strategy and 24~36% of the problems are caused by air pollution. The problems of indoor air quality can divided into several aspects and there are also various solutions for each problem. For existing buildings, the most useful method for the improvement of indoor air quality is to determine a proper ventilation strategy. Therefore, the current research aims at studying the performances of single sided ventilation for domestic building, which is a common type of living space in Taiwan.

Article Comparison of Southeast Asian Migrant Workers' Consumption Patterns in Commercial Areas of Tainan Co

Abstract

This paper is to explore Southern Asian migrant workers' (Philippine, Thai, Indonesia, Vietnamese) consumption patterns in commercial areas of Tainan County/City and Kaohsiung County/City. The paper adopts the "consumption patterns" viewpoint intended to analyse consumption expenditure per month, purchasing commodity price, the meaning of commodity, product image between Taiwan and home, specific goode to consume, consumptive spaces and specific store to consume. Major research methods are applied, including related theories and literatures review, questionnaire survey and participatory observation. Questionnaire has been sent out to 392 valid samples of migrant workers' consumers. The main outcomes of this paper are as follows: (1) The Philippine labors are the most generous in consumption expenditure level, followed by Thai labors, the Indonesian labors and the Vietnamese labors, this outcome is correlated with their marriage status, supporting family and salary level. (2) The Philippine and Thai labors are higher than the Indonrsian and Vietnamese labors in purchasing commodity price level. (3) In the dimension of commodity's meaning, the Philippine labors have significant expression on "identity", "representation" and "power", and the population of other three nations are only on "identity". (4) In the dimension of consuming in specific store, the Philippine labors favor shopping mall (e.g., Carrefour), Watson, leisure and sport garnments stores (including NIKE, NET, GIORDANO) and department stores. The Thai labors are focused on Thai stores, supermarkets, communication stores. On the contrary with the two labors, the Indonesian and Vietnamese labors have no such diverse types of tastes.

Article Study of Renewal Policy Orientation for Vulnerable Community: The Case Study of Taipei Resettled Hou

Abstract

It is a sustainable development action plan to care for the issues of urban renewal in vulnerable community, which is conformed to Habitat Agenda. Because of the characteristic and background of Taipei Resettled Housing is alike with vulnerable community's, this article attempts to take Taipei Resettled Housing as an example to clarify policy goal of vulnerable community. "Taipei Resettled Housing" is the housing constructed for low-income citizens, built by Taipei city government from 1963 to 1973. At that time many slums were eliminated in downtown area, and the city's landscape were improved, therefore, to build Resettled Housing is regarded as the important housing policy by the government. Along with the metropolis, social and environmental vicissitude, the characteristic (the high density, the environment old dirty chaotic, the land property right is complex, low classes) causes into Taipei "the new slum". This article tries to analyze its differences between the backgrounds of Taipei Resettled Housing renewal from the time it was built to the time it will be rebuilt. Furthermore, after establishing Taipei Resettled Housing policy goal, we can take it for the reference in the following impetus. Regarding Vulnerable Community, the cores of renewal questions lie in the property rights, the property value and the physical attribute. The goals of Vulnerable Community renewal policy include: 1) Preventing the segregation of the lower classes, 2) Working simultaneously for economic development and social equity, 3) Regeneration through partnerships, 4) A gradual, soft approach, 5) Differential treatment of different deteriorated residential areas. After further inspect, these policy goals mainly focus on public interest aspect. The reward of floor area ratio (FAR) is one of operational tools which the present metropolis renews. The case analysis tries to use "income level" to simulate the most suitable volume of Taipei Resettled Housing. Differentiates 5 ranks of floor space standard in the inhabitants, inhabitant area of Taipei Resettled Housing belongs to the first level. Taking the strategy of upgrading a rank of floor space standard, Taipei Resettled Housing will arrive at upper limit of the 2nd level and its environment quality will be improved.

Article Social Benefit-Cost Analysis on the Environmental Redevelopment of Military Dependents' Villages

Abstract

 The purpose of this paper is to estimate the economic benefit of blight housing-area from the redevelopment of public military dependents' villages systematically and objectively by applying the methods of benefit and cost analysis and shadow price. With the notion of shadow price under the consideration of total society, in this paper, the required social cost and the incurred social benefit will be derived by quantitative and monetary transformation of criterions as well as summing up the net benefit with weights added. The qualitative criterions of time value and beneficial groups will be applied by social benefit and cost analysis to evaluate whether the alternative can reach the effect of social welfare improvement. The experiences from this study will be applied to distinguish the influential factors from the criterions and to make a strategic decision on the improvement of housing quality. The empirical study, redevelopment of military dependents' villages into public housing, shows that the benefit to cost ratio (B/C) of 0.7907 is found by simple benefit and cost analysis. The B/C ratio of 0.6805 is then found to be decreased under the condition of time cost added, as well as the B/C ratio of 0.8867 is recalculated by considering the social income weights. The results of this study shows that, no matter what the notion and computation pattern about B/C ratio can be, the alternative of redevelopment of military dependents' villages into public housing is not to fit in with the principle of social benefit and cost analysis. Finally, the results of sensitive analysis by adjusting the social discount rate, income weights, and rate of return for firms in this study show that higher discount rates, lower rate of return, and higher income weights will contribute the net benefit of the alternative to be positive.
