題目 台南市老人的居住安排與居住環境之地區性比較—兼論社區老人住宅之接受度

摘要

居住環境對老人的人際網絡、活躍老化與在地老化皆有非常重要的影響,因此對於老人居住環境的跨地區比較顯然有其必要性,然而台灣學術界到目前似乎仍少有人論及此一議題。因此本研究以台南市中西區、永康區與新化區等三個都市發展程度不同的行政區為研究範圍,經由系統抽樣法與家戶訪談得150份有效問卷,而後透過交叉分析與單因子變異數分析檢討不同行政區老人在居住安排偏好與鄰里環境評價的差異性。最後以社區老人住宅作為居住安排的選項,檢討其接受度與可能的實施方向。研究結果發現:(1) 80.0%的老人認為理想的居住安排型態是與子女同住,另有15.3%回答「未與子女同住但與成年子女同鄰而居」,顯示原生家庭緊密連結的關係對於老人的重要性,且此一觀點不存在行政區上之差異。(2) 目前多數老人居住的鄰里環境並不完全符合步行友善環境的要求,尤其涉及老人移動性的項目之評價偏低,此特別在永康區這種人口成長過速且發展失衡的地區更為明顯。(3) 72%的老人並不願意移住社區老人住宅,但若能結合配套措施與既有之人際網絡,則仍有28%的老人願意移住。

題目 臺灣燈會的展示構成、遊客價值對忠誠度及城市意象之影響-兼論居民與外地者的差異分析

臺灣燈會乃為一代表台灣節慶的重要大型活動,近年更吸引千萬人潮,成為許多縣市極力爭取的主體,希望趁機展現地方風華,更藉以行銷城市。本研究以2013年在新竹舉辦的「臺灣燈會」為主體,以遊客觀點出發,結合消費價值的理論視角,探討燈會的展示構成如何影響遊客價值,進而影響遊客的忠誠度及城市意象。研究經探索性因素分析將燈會的展示構成分為燈區展示、資訊與交通、表演與美食、相關服務四構面;並經驗證性因素分析確認遊客價值量表,以此為基礎建構一通過信效度檢驗並達良好配適之結構方程模式;結果顯示展示構成及價值均會影響忠誠度與城市意象,且價值具有顯著的中介效果。為進一步瞭解在地居民與外地遊客的感受是否有別,t檢定結果顯示居民在情緒、嘗新、情境價值均顯著高於外地遊客;相關分析結果則顯示與忠誠度最高相關者為嘗新價值,而與城市意象最高相關者在居民為情緒價值,而外地遊客則為功能價值。若要提升功能價值,可以強化數位資訊的提供及會場服務人員的儀容與態度;若要提升情緒價值,則可從主燈展示及踩街活動著手;而與嘗新價值相關最高者為主燈秀。

題目 農地別墅對客家聚落衝擊之研究:美濃在地住民看法

摘要

近年鄉村再發展的途徑,朝向鄉村觀光、都市新移居、以及精緻農漁業的方向。美濃因特有的客家文化資源、優美的田園景緻,以及交通便利性,帶動鄉村旅遊發展,也成為都市移居人口的首選地。然都市人口移居至美濃,農地別墅成為新環境地景,也逐漸改變美濃的地區環境和社會關係。本研究透過實地訪談和問卷調查方法,解析農地別墅對美濃地方發展的衝擊與影響。結果指出,在地居民認知農地別墅和都市移居人口有增加趨勢,對鄉村地景、農作經濟和社會互動也帶來衝擊。現階段,居民仍以多元價值和溫和友善態度面對,但增加農村別墅建築形式與環境的融合,以及強化新舊住民的互動關係,是美濃轉型過程中值得關注的要素。

題目 住宅對偶性與住戶搬遷分析

都市經濟學中經典的「用腳投票理論」,指出家戶在都市稅負支出與都市服務水準條件下,會選擇並且遷移到一最適的都市居住。遷移不僅是為了改善居住環境品質、縮短工作通勤時間、提高區位可及性、使用更佳的公共設施服務、調適家庭生命週期,本研究更提出住宅對偶性的重要因素。為了驗證這些外生變數對住宅遷移的影響,本研究將住宅遷移決策變數內生化。公寓大廈是新竹市常見的住宅型態,本研究選取新竹市公寓大廈為研究母體,透過家戶問卷調查取得資料。首先,利用典型相關分析計算住戶屬性與住屋屬性第一典型因子標準化得點值差異值之絕對值,定義為住宅對偶性指標,執行顯著性檢定驗證指標存在的統計意義。其次,利用二元logit模型建立住戶遷移與外生變數間的因果關係。二模型操作結果顯示:1.住宅對偶性顯著存在,2.居住環境、工作通勤、交通因素、生活機能、家庭因素、住宅對偶性顯著影響住戶遷移決策。

題目 產業區的知識型態與空間演化:以新竹為例

在全球化與國際競爭驅使下,知識產業群聚發展已成為提升城市競爭力的重要因子,雖然地方產業群聚已是經常被分析和討論的發展現象,然而過去研究普遍聚焦於地方群聚的特點或是其成功的原因上,以致對地方知識產業之長期發展現象較缺乏實證探討。基此,本研究以新竹地區為實證研究對象,並以量化架構解析新竹主要產業的空間和知識演化以及與創新之關聯。首先,本研究歷年工商及服務業普查報告來界定新竹地區的主要產業,並且透過其區位商數的變化,發現新竹地區主要產業存有顯著之差異。其次,以曲線迴歸分析新竹主要產業的動態演變,結果顯示化學材料與化學製品製造業、非金屬礦物製品製造業、以及支援服務業等,在過去15年間產業群聚現象傾向有衰退的趨勢,而與新竹科學園區有密切相關的電子零組件製造業、電腦及電子產品、以及光學製品製造業等仍維持平穩的發展。最後,本研究以簡單邏輯斯迴歸分析檢視地方產業與創新之關聯,在產品創新與產品創新佔營業額百分比此二變項中,電子零組件製造業、電腦及電子產品、以及光學製品製造業等為穩定發展的產業,且呈現顯著的正向變化,顯示新竹地區穩定發展的產業仍不斷的強化引入新知識於產品的開發與創新。而由廠商創新活動也發現,其知識型態正由內部倚賴模式轉換為立基於以地方為基礎之更廣的連結與凝聚模式。

題目 台灣農地轉用與農地交易空間關聯性之研究

摘要

台灣過去土地政策偏向釋出農地以滿足國家經濟發展與用地需求的決策思維,造成農地轉用情形頻仍,使得農地資源持續受到威脅。2000年農地交易限制的放寬,促進農地供非農民使用,及開放資本進入農地市場,都市邊緣地區出現農地交易為農地轉用(開發)領先指標,土地開發者高價收購變相鼓勵農地交易及農地所有權的持續變動,突顯轉用於非農業用途之特性。本文以原台南縣為研究地區,研析農地交易限制放寬後之有交易且轉用農地區位特性,進而探究農地有交易且轉用與無交易但轉用空間關聯性。研究結果顯示,農地有交易且轉用之類型包括工業或住宅,潛在影響農地利用生產環境。且農地有交易且轉用具有空間正相關,熱點集中分佈於都市發展邊緣地區。最後,依據雙變數空間自相關分析結果顯示,農地有交易且轉用與無交易但轉用地區具有空間聚集現象,該空間聚集現象隨著距離增加出現遞減,顯示農地有交易且轉用與無交易但轉用地區之空間關聯存在一定距離因素。
