題目 顧客關係管理對房客滿意度與忠誠度影響之研究─以台南市為例

摘要

過去國內有關住宅租賃市場的研究多從家戶租買選擇行為面向著手,包括租金水準對於租買選擇的影響或所得彈性與需求彈性推估之研究,顯少針對房東的服務品質、顧客滿意度、忠誠度進行討論,尤其是將顧客關係管理應用在房東房客關係的研究更是付之闕如。本研究旨在探討顧客關係管理、服務品質、房客滿意度、轉換成本與房客忠誠度之線性結構關係,驗證房東的顧客關係管理透過何種路徑影響房客的忠誠度。本研究以台南地區租屋者為對象,以問卷蒐集房客資料與屬性,透過結構方程模式(structural equation modeling,SEM)進行實證分析。研究成果顯示:顧客關係管理透過服務品質與滿意度對忠誠度有顯著且正向影響;顧客關係管理透過轉換成本對忠誠度有顯著且正向影響。學生樣本以上兩個路徑的影響效果皆大於社會人士。

題目 南部科學園區創新平台形成之政策網絡分析

摘要

本文透過政策網絡分析架構,探討南部科學園區創新平台形成過程及其如何帶動產業升級與創新,進而可重新思考如何透過規劃手段,讓科學園區在創新活動可扮演更積極之角色。本文有以下四點發現。第一,開發主體部分,不同於竹科由中央主導的開發模式,南科醫療器材計劃與創新平台的概念,主要是由地方政府、地方研究機構與大學、南科管理局,共同分析地方產業結構的組成特性與轉型機會,彼此協力合作共同提出計畫。第二,科學園區可作為創新所需的公共空間或互動場域,以促進行動者之間的集體學習,進而推動產業升級與創新;科學園區管理單位則可以透過本身的資源與能力,成為公共空間的中介者與管理者。第三,創新平台是實踐公共空間與互動場域的重要工具,適當的功能結構與運作模式,可彌補形塑產業鏈與生產標的產品的缺口為目標進行規劃。第四,創新平台的管理者是平台有效運作的重要關鍵因素,以台灣經驗此角色可由管理局與在地研究機構共同擔任。

題目 客家文化商品消費價值與認知之研究

摘要

文化商品,隨著文化經濟風潮而受到重視,同時也存在因符號消費和主觀認定而潛藏「可能的選擇」現象。「客家」的族群符號,在賦予地方意涵、客家文化價值後,文化商品、消費飲食、聚落地景、語言與生活等,逐漸受到重視且成為客家鄉鎮推動文化觀光與文化消費經濟的重要途徑。本研究以新竹縣內灣和北埔兩個客家聚落為個案,進行商家經營和消費行為的調查,嘗試探討客家文化商品的符號消費現象。研究結果指出,消費者在「客家文化商品」的消費決策,整體偏好功能性價值(實用性和耐用性和品質)和條件性價值(包裝、宣傳、客家節慶活動情境氛圍),而情感性價值,僅商品具備當地客家獨特性之影響較為明顯;此外,文化商品的消費意願和商圈的文化內涵及環境氛圍間,個案地區都呈現較明顯的連結性,但文化商品之符號消費特性卻不明顯。

題目 節慶活動品質、活動效益、遊客滿意度及行為意願關係之研究-以台灣苗栗國際假面藝術節為例

摘要

本研究應用結構方程模式(Structural Equation Modeling, SEM)嘗試建構「節慶活動效益評估模式」,針對苗栗「國際假面藝術節」之到訪遊客為實證對象,運用線性關係模式探討影響節慶活動效益之關鍵因素,並驗證此效益評估模式之配適度與變項間之因果關係。透過測量模型分析得知,代表活動品質之構面以「交通便利性」之代表性最高,其次為「周邊資源與費用」,顯示受訪遊客對於地區所提供之公共設施與相關遊憩資源較為重視。活動效益部份,受訪遊客對於節慶活動所衍生之效益感受度最高為「地區發展」與「文化紮根」兩項。進一步透過路徑分析驗證本研究假設,結果發現「活動品質」透過中介變項「遊客滿意度」與「行為意願」對於「活動效益」皆產生正向影響,當節慶活動主辦單位所提供與活動相關的硬體設施與軟體服務越完善,則遊客在參觀活動之後,所認知的滿意度越高,後續再訪之行為意願會隨之提高,進而衍生更高的活動效益。
